About Bejach

Letting of own or leased property in Nuneaton, Warwickshire.

Who we are

Principal, not agent — and what follows from that

Bejach Ltd is registered in England and Wales for other letting and operating of own or leased real estate (SIC 68209). Its registered office is Unit 1 Trident Business Park, Holman Way, Nuneaton CV11 4PN.

The company acts as principal. It lets property that it owns or holds under lease, in its own name and for its own account. It does not market, let, manage or collect rent on behalf of any other owner, it holds no client money, and it takes no commission, fee or referral payment from any owner, buyer or tenant.

That distinction has consequences, and they cut both ways. A letting agent in England must belong to a government-approved redress scheme and, where it holds client money, to an approved client money protection scheme, and must comply with HMRC’s money laundering supervision regime for estate and letting agency business. Those requirements apply to agents. We are not one, so we do not claim membership of any redress scheme or client money protection scheme — not because we have opted out of something, but because there is no client and no client money in a letting by the owner. What you get instead is that the party you deal with is the party that carries the obligation.

This is not an investment and nothing here is a financial promotion. Nothing on this website is an offer or invitation to invest, a collective investment scheme, a promise or projection of rent, yield, capital growth or any return, or an inducement to engage in investment activity. Bejach Ltd is not authorised or regulated by the Financial Conduct Authority and gives no investment, financial, tax or legal advice. Property values and rents can fall as well as rise.

Where any letting is residential, a landlord carries statutory duties that cannot be contracted out of — among them gas safety checks and records, electrical installation condition reports, an energy performance certificate, working smoke and carbon monoxide alarms, protection of a tenancy deposit in an authorised scheme within the statutory period, Right to Rent checks, and licensing where a property is a house in multiple occupation. We state these as the duties they are. This website does not confirm which certificates, licences or insurances are currently held for any particular property; ask for them in relation to the specific property before you commit, and do not rely on this page for that purpose.
