SIC 68209 · Other letting and operating of own or leased real estate

Letting of our own property

Commercial units, storage space, workshop space, mixed-use property, lease and tenancy terms, and repairs and obligations.

Commercial Units

Letting of commercial space we hold ourselves, on written terms. Business tenancies may or may not have security of tenure under the Landlord and Tenant Act 1954 depending on whether the statutory procedure to exclude it has been followed, and we set out which applies before signature.

  • SIC 68209
  • Written terms
  • 1954 Act position stated

Storage Space

Space let for storage use on written terms. What may and may not be stored, access arrangements and insurance responsibilities are specified in the agreement rather than assumed.

  • SIC 68209
  • Permitted use stated
  • Insurance specified

Workshop Space

Workshop and light-industrial space, let subject to the permitted planning use of the unit. An occupier is responsible for its own activity being lawful and for any licence, consent or permit that activity needs.

  • SIC 68209
  • Planning use applies
  • Occupier's consents

Mixed-Use Property

Where a property has both commercial and residential elements, the two parts are treated differently in law and the agreement says which rules apply to which part. Residential lettings bring landlord safety and deposit duties that commercial lettings do not.

  • SIC 68209
  • Split treatment
  • Duties stated

Lease & Tenancy Terms

Term, rent, review, deposit, repairing obligations, insurance, permitted use, assignment and notice, written down and given to you to read in advance. We do not give legal advice and we recommend you take your own.

  • Written
  • Read in advance
  • Take your own advice

Repairs & Obligations

Who repairs what is set out in the agreement rather than left to custom. Statutory repairing obligations that cannot be contracted out of are ours and remain ours whatever the document says.

  • In the agreement
  • Statutory duties ours
  • No contracting out

Do you manage property for other owners?

No. Marketing, letting or managing someone else’s property is letting agency work, which brings redress scheme and client money protection requirements with it. We let our own property only, so those rules do not apply to us — and we do not claim the protections that come with them.
