The terms that apply when you use our website and services.
These Terms and Conditions govern your use of the website bejachltd.site and any engagement with Bejach Ltd. By using this website, you agree to these terms.
1. About us
This website is operated by Bejach Ltd, registered in England & Wales, with its address at Unit 1 Trident Business Park, Holman Way, Nuneaton, England, CV11 4PN, United Kingdom. Contact [email protected] or +48 794 076 795.
2. Use of the website
You agree to use this website lawfully and not to misuse it. All content is owned by or licensed to us and may not be reproduced without permission.
3. Information provided
Information on this website is provided for general guidance and does not constitute a binding offer or professional advice. Any proposal or quotation is subject to a written agreement.
3a. We act as principal, not as an agent
Bejach Ltd lets property that it owns or holds under lease, in its own name and for its own account. We do not market, let, manage, inspect or collect rent in respect of property belonging to any other person, we hold no client money, and we receive no commission, fee, referral payment or other benefit from any owner, buyer, seller or tenant. Letting agency work in England carries requirements that do not apply to a person letting their own property: membership of a government-approved redress scheme, membership of an approved client money protection scheme where client money is held, and supervision under the Money Laundering Regulations for estate and letting agency business. We are not a letting agent or an estate agent and we claim no membership of any redress scheme, client money protection scheme, ombudsman scheme, professional body or trade association. Any third party who markets a property of ours is responsible for its own compliance.
3b. Not an investment, and not a financial promotion
Nothing on this website is an offer or an invitation to invest, an interest in a collective investment scheme, a financial promotion, or an inducement or invitation to engage in investment activity. We make no statement, projection, forecast, estimate or promise as to rent, yield, occupancy, return, capital growth or resale value, and we do not offer any buy-to-let, fractional, sale-and-leaseback, rent-to-rent, assured-rent or guaranteed-return arrangement. Bejach Ltd is not authorised or regulated by the Financial Conduct Authority and gives no investment, financial, mortgage, tax, valuation or legal advice. Property values and rental income can fall as well as rise. Anyone considering a property transaction should take independent professional advice; we are not that adviser and nothing here is advice about your circumstances.
3c. Lettings, obligations and consents
Every letting is on written terms agreed before occupation, which set out the term, the rent and any review, the deposit, the permitted use, insurance, assignment, the repairing obligations of each party and the notice provisions. Where a business tenancy is granted, security of tenure under Part II of the Landlord and Tenant Act 1954 applies unless it has been validly excluded by the statutory notice and declaration procedure before the tenancy is entered into; which applies is stated before signature. Statutory obligations that cannot be excluded remain ours whatever any document says. Where a letting is residential, the landlord’s statutory duties include annual gas safety checks and records by a Gas Safe registered engineer, electrical installation condition reports at the prescribed intervals, a valid energy performance certificate, working smoke alarms and carbon monoxide alarms as required, protection of any tenancy deposit in an authorised scheme and service of the prescribed information within the statutory period, Right to Rent immigration status checks, and licensing where a property is a house in multiple occupation or falls within a local selective licensing scheme. This website does not confirm which certificates, licences, inspections or insurances are currently held in respect of any particular property; ask for them for the specific property before committing. An occupier is responsible for the lawfulness of its own activity and for obtaining any planning permission, licence, consent, permit or registration that activity requires, and for its own contents insurance, stock and equipment. Property details, availability, sizes and terms are indicative, may change without notice, and are not an offer capable of acceptance or a representation forming part of any contract.
